<p>The home displayed to the left was one of those unfortunate situations we&#8217;ve all heard about&#8230;..A forclosure, bank owned, unfinished property in a  million dollar neighborhood!  It was an absolute eyesore.  Nestled on a sideslope hillside on the 13th green of the Wedgewood Country Club, it was a palace of weeds and rot.   </p>
<p>                                                  <strong>Phase 1</strong> of my job was to do research.  A realtor friend and I visited many of the homes for sale in the neighborhood.  As expected; prices and recent sales were way down.  I figured the investors had to get the work done within a price range well below desired market value.</p>
<p><strong>Phase 2</strong>  was to determine how to finish this house out in a tasteful manner and determine the cost.  This way my investors could make an informed decision about jumping into this project or passing on it.   After providing them with a cost sheet, a site / landscape plan, materials list and a decor board they decided to go with us!</p>
<p><strong>Phase 3</strong> was to get to exterior done.   The stucco was unfinished the roof was iffy, and the stone incomplete&#8230;..This way we could rest easy knowing the home was &#8220;dry&#8221;.</p>
<p><strong>Phase 4</strong> was demolition and remodel the floorplan.  Because the home was designed and framed for an older, single gentleman; it had some odd floorplan features that needed to be made more <em>family friendly</em>.  The home was nearly 6000 square feet so that was a sizeable job in itself.  We made the Master Bath large and luxurious.  Entirely of travertine, it featured a walking shower with 2 shower heads, a custom travertine bench, plantshelves, 10 foot cielings&#8230;&#8230;..It turned out sweet!  The upstairs kitchen was</p>
<p><a href="http://bohyer.com/wp-content/uploads/2011/12/Welltubfront.jpg"><img class="alignleft size-full wp-image-50" title="Welltubfront" src="http://bohyer.com/wp-content/uploads/2011/12/Welltubfront.jpg" alt="" width="314" height="235" /></a>cherry&#8230;.The downstairs kitchen was oak&#8230;.The trim was massive, tasteful and our trim and woodfinishing crews did a first class job!   We went with hickory, wide plank hardwood floors on the 1st floor.  It flowed nicely.</p>
<p><strong>Phase 5 </strong>was to the site work, walks and landscaping.</p>
<p>My site development experience came in handy during  this phase.  We cleared the scrub trees and weeds from the rear of the property and moved alot of dirt from to the front, helping the sharp grade.</p>
<p>We installed tan sandstones all over to hold the grade.  Paverstones were tastefully used as the walkways.</p>
